What is Naples like?
Naples grew up in the 1880s as a winter retreat for wealthy Northerners, and the town never lost that character: palm-lined streets, boutique shopping along Fifth Avenue South and Third Street South, and a historic pier that has become the city's symbol. It is often called the Golf Capital of the World, and its roughly 30 miles of beaches and extensive deep-water access have made it one of the most sought-after coastal markets in the country.
Housing spans the walkable historic homes of Old Naples, the estate waterfront of Port Royal, master-planned enclaves like Pelican Bay and Tiburon, and more attainable large-lot homes in Golden Gate Estates. The pace is upscale, seasonal, and exceptionally well-kept.

Which neighborhoods should you consider?
A starting point, not a census: the neighborhoods buyers in Naples ask about most, and the character that sets each one apart.
Old Naples
The historic, walkable downtown around the pier and Third Street South, with shops, galleries, and restaurants.
Port Royal
One of the country's most exclusive waterfront enclaves, with estate homes on deep-water canals.
Park Shore / The Moorings
Bayfront and beachfront neighborhoods with parks, shopping, and a golf course.
Pelican Bay
A master-planned community with private beaches, tram service, and high-rise condos.
Coquina Sands
A walkable, beach-close neighborhood of well-kept homes.
Golden Gate Estates
Large lots and more attainable prices on the city's east side.
How is the commute?
Naples is a car city built for a slower pace: most days revolve around short drives along US 41 and the area's parkways, with downtown, the beaches, and the golf courses minutes apart. The county airport serves private and regional flights, and Southwest Florida International Airport is about 40 minutes up I-75 when you need the full airline network.
What is the lifestyle like?
The beaches are the centerpiece, with the pier, Clam Pass, and a long stretch of Gulf-front parks. Golf courses outnumber most other amenities, the arts scene is serious, and downtown Naples is a destination in itself for galleries, shopping, and dinner. It is a place built around sun, water, and leisure, with a famously high standard of living.
How do schools work here?
Naples schools are part of Collier County Public Schools, the district for all of Collier County. As with every Florida district, assignment is by address, so verify the school for the specific home, especially in newer communities.
School boundaries can change from street to street and year to year. Verify the assignment for any specific address before you make an offer.
Who is Naples best for?
Naples suits buyers who want the Gulf lifestyle at its most refined: retirees and snowbirds, second-home buyers, boaters, and golfers, plus families drawn by the beaches, schools, and sense of security. It is a premium address, and it behaves like one.
